Times have evolved on the internet and back when you thought coding couldn’t be made any more simple for you to style your websites you were wrong. Cross browser compatibility problems do occur a lot more frequently with the use of CSS because some browsers render the CSS functions differently and cause the website to be displayed differently between most common browsers such as IE7, IE8 and FF. There are a lot of myths and different information on the internet which discusses cross browser compatibility and how coders should only code for the latest browers which are the likes of IE8, FF, Google Chrome, Opera, Safari etc. None of this information is true and if you do only code for the latest browsers, a significant proportion of internet viewers still use Internet Explorer 6 so you’re not allowing for a huge amount of internet users who can’t view the sites you code correctly.

There are lots of hacks and different CSS functions you can use to allow for the whole internet browsing industry and all you need to do is learn to code for one browser such as Firefox (as recommended by professionals, given that IE7 doesn’t compile the codes correctly) then once you’ve learned to code for one browser you can make the specific changes so your site is viewable in all browsers and on all systems.

My next door neighbour, Clare, is what you would call a ‘big’ girl. She loves her fast food, chocolates, biscuits, crisps ….in fact just about anything that adds the pounds and kilos to her weight. And to make matters worse, she hardly ever walks anywhere but prefers to drive instead.

So it’s not surprising that about 3 months ago, she felt that her weight was getting out of control and she needed to do something about it.

She claimed that because the Wii had some new-fangled controls that didn’t just involve pressing buttons like other games consoles, but that actually required you to put in some effort to play games, then she’d lose weight.

Needless to say, her husband and I were not convinced and thought that this was just another one of Clare’s mad ideas (that she does have a reputation for coming out with!).

With her Wii console, she also got something called a Wii Fit that looked like one of those step blocks used in gyms for step aerobics. Clare said that this connected to the Wii console and came with a Keep Fit game that had her doing various exercises every day.

The software also kept a record of her weight, body-mass index and improvements in her performance of doing the exercise schedules.

Clare stuck to her new “exercise regime” and I would often pop round for a chat in the afternoon and find her red-faced and breathless from having just completed on of her sessions.

And the result?

Well, in the past month, she’s lost an impressive 14lbs (6.4 kilos for those of you who’ve gone metric) and it’s very noticeable. We are all impressed (even though she does keep saying “I told you so”). You can find the Wii Fit for sale on eBay at bargain prices. I’m definitely going to get one to get fitter and in shape.

With the availability of hundreds of over the counter and prescription drugs found in the market, treating depression is not hard at all, but what’s challenging is to find the real cause to treat you with natural cures for depression. There are more often cases of depression in teens which are being reported by doctors and scientists. This may be due to more advanced treatments which are available, and more of teens need help.

Or it may be a combination of these various factors, but whatever the reason, depression in teens is not something that should be ignored. Teens and kids are often helpless when it comes to being bullied in school. Where as adults can soon come out of problems. Teens are often afraid to discuss such things with their parents also.

This helplessness and frustration with the problem, as well as the humiliation they may be suffering, can often cause depression in teens. Other situations can be similar to how a bullied teen feels.

There are many factors to cause depression. Like if they live in an abusive home or even if one parent is negligent or abusive, if they are using any kind of drugs, if they have failing grades, or if they feel they are under tremendous amounts of pressure to perform academically or athletically.

There are many ways to treat depression in teens and having a good support system is of utmost importance. Teens should be able to approach their parents with any problem they have to know that they won’t be chastised or punished but rather will be helped and assisted, and depression should be no different.

The US government today took a major step toward increasing investors confidence in the US mortgage market by utilizing the power Congress provided the Treasury Department and the new government sponsored enterprise oversight agency known as the Federal Housing Finance Agency FHFA.

Some observers believe that this move may cause interest rates to go down. Because buyers of government sponsored enterprise investments have demanded higher than normal returns on their investments due to a lack of confidence in these entities, which as been pronounced by speculation that the GSEs may collapse. Others feared nationalization of the government sponsored enterprises, which presents a different sent of implications. What happened today stops short of nationalizing the government sponsored enterprises, but it does dilute shareholder equity in the GSEs.

The speculation as to what will happen with the government sponsored enterprises and it’s concern of their potential collapse, consolidation, nationalization, etc. The certainty of the situation is thought to be a very good thing. Investors will likely be willing to invest in mortgage backed securities under the new scenario meaning with the explicit guaranty of, rather than the implicit guaranty of, the credit of the US government at rates similar to the past. This could be great news for Mortgage rates, construction loan rates, new home construction and refinancing.

Recently investors have demanded spreads of 2.25% to 2.45% over treasuries, whereas the normal spread historically has been 1.25%. That means agency interest rates may have been inflated recently by as much as 1.2%. Well have to see if this move causes the reaction of international investors feeling comfortable enough with this move to accept a 1.25% spread over treasuries like they used to. Logically they should, so long as these investors believe in the underlying credit worthiness of the US government.

If we do see a rate decrease of 100 to 120 basis points we should see a surge in business. We will not expect to see the GSEs back off of the recent underwriting guideline tightening; in fact, we expect to see underwriting guidelines continue to tighten in reaction to a recent revelation that the foreclosure crisis is now spreading further into high quality credit borrowers. So, no relief expected soon on underwriting guidelines, but potential significant relief in terms of interest rates.

In January of 1886, Karl Benz unveiled the world’s first automobile, a three-wheeled vehicle dubbed the Benz Patent Motor Car.
